4. Blue Sea Development Company develops low- and mixed-income green projects

Blue Sea Development Company won the USGBC’s Outstanding Affordable Developer award for projects that include the LEED Platinum General Colin L. Powell Apartments, Morrisania Homes and the Eltona building — all in the Bronx.

The Eltona (pictured above), was the first affordable rental LEED Platinum building in New York State, was completed in 2009. It generated a lot of buzz as a success story in the recovering South Bronx. The 63-unit building at 429 E. 156th St. features 10 small wind turbines on its roof, natural gas boiler heating and co-generation units that supply heat and hot water. Units are set aside for families earning 60 percent of the area median income.
